Proctors Marquee District

M/E Engineering was retained by Proctor’s Theatre as the lead professional in the creation of the new District Heating and Cooling Plant, designed to generate low-pressure steam and distribute hot and chilled water throughout the downtown urban area. The plant provides low-pressure steam, medium-temperature hot water, and chilled water to over 1 million square feet of downtown Schenectady, supplying multiple buildings along the 400 block of State Street. The subsurface distribution system spans an underground creek and was designed to reduce carbon emissions while incorporating capacity for future customers and additional MEP equipment.


Recent upgrades increased the plant’s heating and cooling capacity. The boiler plant was expanded to include two 250 HP steam/hot water boilers and one 109 HP hot water boiler, while the chiller plant now includes two 500-ton centrifugal chillers and one 250-ton screw chiller, with space reserved for future expansion. The system is designed with flexibility in mind, allowing for potential future conversion of the steam system to hot water if the chilled water plant is converted to centrifugal chillers.
