The historic landmark (1906) and former iconic Sibley Department Store was transformed into a vibrant, mixed-use development and became one of Rochester’s most innovative mixed-use project in decades. The first phase of the rehabilitation included 200 residential units, with market-rate apartments, workforce housing, and over 70 units reserved for adults age 55+. Today, Sibley Square includes 104 luxury apartments, 72 senior living units, and 104 workforce housing units. The building also features extensive amenity spaces, including a fitness center, lounge, theater room, indoor children’s play area, and outdoor dog park. The lower levels provide active first-floor retail and restaurant space, along with three floors of renovated office space.
M/E provided full MEP/FP design services for this historic adaptive reuse, including mixed-income residential apartments on floors 7–12, high-tech office space, and a new central chilled water and hot water plant serving floors 1–6. Floors 7–12 are served by a dedicated heat pump system to support residential comfort and efficiency.
